International Investors Maintain Interest in Dubai Property

The Dubai real estate market continues to attract international investor interest despite regional geopolitical tensions. Industry experts report that global buyers from Europe, Asia, and North America still view the emirate as a safe destination for capital during periods of global uncertainty.

Rami Wahood, executive partner at fäm Properties, noted that enquiries from overseas investors remain strong. According to Wahood, many buyers are viewing Dubai as a long-term wealth destination rather than a short-term trade. “During global tension, capital looks for safety, and Dubai has firmly established itself as one of the safest and most stable places in the world to invest,” he stated.

Measured Approach and Short-Term Caution

While demand persists, some market segments are exhibiting a more measured approach to decision-making. Ben Bandari, CEO of BenCo Realty, observed a temporary pause in some transactions as buyers digest global headlines. However, he emphasized that viewings and enquiries continue across the city, suggesting that the current hesitation reflects short-term caution rather than a structural change in demand.

Data from Betterhomes indicates that while enquiry levels have dipped approximately 45% below typical levels, digital engagement remains consistent with a normal trading environment. Louis Harding, CEO of Betterhomes, described the current phase as one of cautious decision-making, noting that Dubai has successfully navigated various market cycles over the past four decades.

Resident Owners Maintain Price Expectations

Property owners currently residing in Dubai are showing little inclination to discount prices. Lewis Allsopp, chairman of Allsopp & Allsopp, reported that resident owners are maintaining their price expectations following several years of significant capital appreciation.

“People who own property and live in Dubai are not moving on price,” Allsopp said, adding that daily life and business operations in the city remain largely uninterrupted. He highlighted a 75% increase in viewing activity over a recent three-day period compared to the initial days of regional unrest, indicating a rebound in market engagement.

Structural Drivers Support Long-Term Outlook

Industry executives believe the market is supported by stronger structural demand than in previous cycles. This is driven by global wealth migration, business relocations, and consistent population growth. Wahood noted that the city has evolved into a global magnet for high-net-worth individuals relocating capital.

The consensus among brokers is that Dubai’s track record of recovering from global disruptions—including the financial crisis and the pandemic—reinforces investor confidence. For long-term investors, the core appeal of the emirate remains unchanged, with a focus on the next decade rather than immediate geopolitical headlines.
